Yields on S&P 500 Index REITs


*Yields have been calculated using most recent quarter annualized dividend payments.


Average yield for the 14 REITs included in the S&P 500 Index is 3.91% as of the end of June, 2010, almost twice the yield on the S&P 500 Index, at 2.20%.

Highest yields among S&P 500 Index REITs are offered by Health Care REIT at 6.46% and ProLogis Trust at 5.92%.

Host Hotels & Resorts, now distributing dividends of only $0.01 per quarter, currently provides investors with yield of only 0.30%.


S&P 500 Index REITs - Total Return for 2009






Total Return for S&P 500 Index REITs for 2009 ranged from negative (21%) for Kimco Realty to high of 58% for Apartment Investment and Management. Total return includes 2009 price change, as well as actual cash dividends distributed for 2009, with yield calculated on price as of December 31, 2008.

Note that with the exception of Public Storage, none of the S&P 500 Index REITs have rallied to the price level achieved at the end of 2007, indicating that investor confidence has not yet been fully restored. Dilutive offerings and lower FFO explain why REIT valuations may remain depressed for some time.

Dividends were reduced by almost all of the S&P 500 Index REITs during 2009, with the exception of Plum Creek Timber and the Health Care REITs, HCP, Health Care REIT, and Ventas. AvalonBay Communities and Public Storage distributed special dividends at the end of 2008 that are unlikely to be repeated.
